Or the Seller has 65 family photos on the wall and their life's collection of collected trinkets displayed all over the place and decides to leave them there as they for some reason believe Buyers will find them just as interesting as they do.IMO, the biggest disavantage for the standard Seller is not the hypothetical 1-2 bad comps in the area, it is that they deal from more of a heightened emotional state in selling their home than an investor who deals with it as a biz decision.

On deals that are good lease option candidates, I get them to sign up, then pass them off to a partner that handles all the marketing and displaying of the homes.
