Yes it cash-flows great (a little under $1200 a month, 29% cash on cash return), but the support and positive acknowledgement i received from the community for transforming an eye sore to a diamond was worth millions.

There are diamonds in the rough to be found, just not always as many as off market.  

They offer an Elite Diamond member package for $25,000 and I was curious if anyone one has made this purchase and can give me a little insite on what to exspect and more so if it's worth it.

Mostly donatable clothing and what not but definitely some diamonds in the ruff in the left overs.

@Tarcizio Goncalves I'm not that familiar with Worcester, other than the occasional drive-in for a Black Diamond REI meeting.

I also agree with Will that the time I make available for new investors is the group meetings and BP, and my posts that I used to write before I had Black Diamond, which now takes huge amounts of time.
