VA can go pretty high up to 45-50% and I've ever seen as high as 72% DTI with approve/eligible findings but that borrower had 760 + ficos little debt and about 12 months reserves of cash in the bank.So your borrower/buyer you mention will probably max out at 45-50% DTI best case in my opinion, however no one will know exactly till you get his credit, income, and assets all in front of you.Does he have a 401k at his current job?

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.BTW--there is a local case in Collier County regarding an unlicensed broker.

this is just not the case in these markets.. so you do need a product that will entice a good renter to rent yours as opposed to a semi or full blown slumlord type home..NOw if the owner wanted to cut corners not go section 8 and lower the rent there are trade offs for sure.
