-Reduces input costs (fewer amendments needed for fertility and growth, much less water usage)-Easy to maintain and keep cleanCONS:-Can be very expensive to install properly-Erosion can be a serious problem if you get significant winds or rainfall and don't have a plan for how to handle it-If installed incorrectly, it ends up being more of a money pit than maintaining a lush green landscape.What's the current water usage like on the property you're considering for transitioning over to xeriscape?

My husband and I are less than 10 days under contract on a single family home in Arlington TX and found out after signing the amendment (asking for a new roof, which they agreed to) that the ceiling texture spray contains chrysotile asbestos.

Those states also have attorney review periods, though, so your attorney should know your end goal and make sure to add into a contract amendment during the review period the rights you need to protect your interests accordingly.

Multimember LLC have taken back a property deed in lieu of.LLC Issued a cancellation of debt for $40,000.Loss can only carry fwd within the LLC, but members can pass the loss back to previous very profitable years reducing the loss to $15,000.Do they pass back the loss & leave a smaller CFD loss on the books requiring past return amendments.2 members also want to relinquish 'membership' allowing all members to allow dissolution of the LLC & lose the CFD loss OR do the 2 remaining members continue with LLC & effectively use the CFD losses for future profitable deals.Suggestions???

Also, if named, any Security Deposit refund should be paid with one check, payable to all of the original (or properly amended) named parties, unless there was a clear, written, agreement initially splitting the deposit between them.Also, Fair Housing laws do not allow rent to be charged based on the number of people.
