@Chad Fernendaz,I still think you need to let go of "making it look better" and instead make it look like what the buyers will want.Ask around, ask local agents, ask local home designers / decorators, etc.

How much does decor/finishing affect what I'm likely to get in rent?

That will give you a better idea of your market than an interior decorator.  

I have 4 kids, so my walls have "decorative art centers" as we like to call the scribbles my kids inevitably put up for us to see.

Time/the rush to sell, 2. mostly cosmetic things - stark white walls, unfinished walls in a 3-season/hot tub room, bland kitchen that could be made great with some used stainless appliances and new countertops (it is a large kitchen with nice cabinets), and just tasteful staging and decoration.

I have felt a little obligated to decorate, complete upgrades, and house projects that have taken away capital from our other investments. 

[I think this is the most important question of all]I recommend checking out a Floor and Decor store if you have one near you.Good luck with your rehab. 

I will be heavily involved in the day to day running of the house, decorating, stocking, etc. etc.
