(Here's a quick hint...most don't have this so I don't buy them) Also it will depend on if you are getting a loan in your personal name (ie likely to be conforming to federal lending guidelines as mentioned by @James Kojo) then its likely they will have a lot more restrictions. if you're getting a commercial loan because you're buying under your LLC then likely they wont care about things like this as long as the asset appraises and cashflows to their lending guidelines.

But I would love to work with investors that don't need a lot of hand holding, I am with a discount broker and don't sell real estate for a living, hint hint ... my fees are low :-)@John Horner, I was thinking of a 1.5% listing fee, plus additional 3% co-op to the buyer broker if there is one.

Never closed a deal because he don't like to '' waste '' his time showing houses...I got the HINT and decided not to bother him.3.Will have to ask NV real estate attorney because to get a wright answer from a REALTOR i see is complicated...lolAaron, i appreciate your advice to save money and in last years i purchase,refinanced and sold over a dozen properties all without REALTOR help.Got few paid off too.
