I always thought this dark stain looked dated, am I wrong?

Here are the items on my "rehab" list, which isn't much at all IMO: Small carpet stain in one of the bedrooms - likely will leave this for now.

If this is an older building with solid wood cabinets then sanding and re-staining with new hardware works wonders as those cabinets tend to last for decades.What age were the buildings constructed??

That will let you know when to stop but I always say curb appeal if you see a roof has stains and may be older and not leaking clean the roof over replacing it with bleach and water but you want the front to look the best.

I know I'm in a different climate than you, but around here, tile everywhere is all the rage- its cheap to install and lasts until its out of style - tenants can get big rugs at Costco for the bedrooms if it's too cold, and they aren't worried about getting ripped off for minor stains in carpet.

We also used bleach spray as well as Natures Miracle odor and stain remover for cats.  

I can definitely paint the stain, but when the water are coming into the porch again, he will experience the same observation.
