Seeing as you did plan to STR the property from the get, if you didn't tell the lender, you did run afoul of personal loan guidelines and could be considered mortgage fraud.Having said that, if you just keep the mortgage and make the payments, most lender aren't that interested in bringing a hammer down.

If you don't already have a marketing campaign and presence that can stand on its own then placing your bets on Twitter isn't going to lead to a windfall of leads and profit.Regular people still have to grow into integrating the real benefits of Twitter into their life if we're ever going see the desired results that come with lead generation on Facebook, but with these God Forsaken PS, YN, IMGers poaching them as they seek information on how to use Twitter they'll be turned off for so long before something or someone comes along and properly explains it to them.Twitter is a tool and if you're doing it because people are telling you it's a must use tool then really do your research on it... a screwdriver is a great tool but it won't do you one iota of good if you're hammering a nail.I think I'll whip up a blog post on this while it's all surfacing.. :) BtW I'd love to have some more colleagues here on BP as I always love to talk real estate shophttp://twitter.com/iluvreinvesting

I'd much rather spend my time doing a million other things (basically anything other than landlording) and I also don't want to learn to swing hammers, fix toilets, or learn tenant laws :)

@Jeff Rabinowitz  totally agree in many markets were you have more houses than people for them values are all over the map.. and as neighborhoods get rougher that is more true.I certainly learned that the hard way when I first went out of OR CA and WA and invested in the mid west and rust belt.. appraisals were worthless in many cases you could have a nice appraisal but no one would pay that for the house.. and you had so many off market transactions compared to what our market does .. that it took some real local knowledge to hammer out what the TRUE value is.and your points are well taken and it happened to me the first few times.. were I thought I could sell for 125k got apprasials for that but could never get an offer over 100k... etc etc

Nothing like swinging a sledge hammer or tearing down a wall by tying a tow strap through a couple of windows, hooking it up to the rear frame of your truck (or jeep) and slamming the gas.I paid a guy to finish it up (before the snow flew) and sold the property on a seller financed mortgage at 9%.

Like to sewwalk my dogplay violinAre you kidding me,  I love to do the following.Go on the Snake River (" had done Lunch counter" 300 times)Go on cruises" lost count over 40".Fear factor second runner up.Fishing, basketball, baseball, hunting, hiking mountains, bike riding, Now raising two grandsons, can you imagine what they have to deal with.Yes the 5 year old can "drive a nail in with a hammer" and can use my screwgunanytime.Love the post "subject"   Vote!
