I just ask you to understand all the ramifications and pitfalls of what you are doing so that when the day comes that you do find yourself in hot water, that you understand that all of the blame and issues fall squarely on your own shoulders and nowhere else.

As I am preparing to close on this 3rd property, I want to work on assembling a strong team of vendors from a strong handyman to a reputable GC and everything in between.The first 2 projects were done with me as the primary source of labor but 2 shoulder surgeries in the last 5 months has taken hammer out of my hands.

Emilio R,The Property was a two story property, so it was approximately 800 sqft per floor, plus the square footage of the roof (The roof isn't flat).I understand that 10 x 10 = 1 square or (100 sqft), but what I did was took a measurement of the property width wise from the outside, and then guessed the length of each "side" or "roof plane" and then figured out the squares using that information.While I'd still like to figure out a more accurate way of measuring a roof without actually climbing on top of the property to measure it.

Today's standard SWM are 14 wides or 16 wides, My recommendation is not to buy smaller widths.

Ideally you would also get a home that has standard plumbing and construction materials - if they use any of the "mobile home" parts replacing those can be costly and switching over to standard parts (like a door) can be costly because the width is not standard.
