Using hard money allowed us to pick up the property instantly with very little of our own money down and then put in only the money needed for the fixup and the monthly hard money payments - which we could manage more easily. (4) Brick siding is usually very durable and all we did was do 2 rounds of pressure washing to get it to look like that (note that another reason why the photos look good is because they were all taken from my wife's iPhone @Pragya Singh, she's very proud of it :) )Hope these help and I'd be glad to help answering any more questions.

(For IRS purposes, they have lived in House 1A for the entire 24 months).I move into the House 2A and complete a renovation that takes about 8 months.During the renovation they live in my completed House 1C.At the Round 2, 8 month mark:I’ve completed the House 2A renovation.Son & wife move into House 2A and live there for the next 16 months.Daughter sells House 1B and with the profit buys House 2B.She is able to exclude the gain (profit) from the sale as she has owned the home for the last 24 months.

The reason I never use custom calculators is that I don't know if they 1. used the proper formulas and 2. what assumptions they made and 3. the degree of rounding used (I go out for the full 8 digits).

For example, if you were ok with spending $350 per month for the car and the salesman came back and said “I can get you in the car you want for $377.00 per month out the door chances are you didn’t focus on the price of the car but the $27 bucks per month and rationalized that as two lunches out per month, couple packs of smokes or maybe a round of drinks (depending on where you live) and chances are if you really wanted that car you would pull the trigger and spend the extra $27 per month.
