Washers and dryers fail more often than stoves and refrigerators because there are lots of moving parts and they can more easily get abused.

Yes, part of the inspection is to look for lease violations, however, we bring the tenant supplies for 6 months, such as A/C filters and in some of the houses Refrigerator water filters.

The unit is low on refrigerant and needs a competent service tech. 

But, we have to keep in mind that most people are living in bigger houses, most people now have air conditioning that need it, most people have refrigerators, microwaves, toasters, more than one TV, (color no less), 2 cars, and everybody has a cell phone, computer and internet and a lot of stuff sitting in garages and storage.

I also want to have kinda nice weather since Sweden is like living in a refrigerator with a broken lightbulb:)

You also label other specified spaces such as parking stalls, storage areas, refrigerator shelves, laundry storage shelves, bathroom storage space, etc.

Seems like added effort, confuse and work to separate out a rental agreement for the w/d, but to each his own...I dont supply w/d or refrigerator....those units and any maintenance is on the tenant....if I did, I would just raise the rent to reflect that feature.
