Thats really where cashflow lies in multi family investing. buying A class usually is more of an appreciation play. the lower down the class of neighborhood that you go, the more positive cash flow it has. this is also similar to a cap rate which can help you to judge an area.

If you have a purchase agreement accepted on the property it is not with the agent, it is with the Seller (REO owner/bank whatever the entity might be, who knows anymore).While the property is active as a listing, the agent has a duty to the seller to make it available for showing to buyers via licensed real estate agents, only licensed real estate agents (CA), can talk specifics about listed real estate (the law).Then the terms of the purchase agreement come into play... the buyer's access or lack of access thereof are determined by what was agreed upon in the purchase agreement.

It's not a perfect system, but it could be alot worse if you adopted a system allowing a few to control any credit system.I wish Josh had a button that could be activated to simply delete bad information, that weeded out those that try to play the system simply for personal gain instead of participating to assist others and network for business dealings.

You can play the make 50 offers game as Jon pointed out, but the difficulty in actually getting a deal that way (as Jon also pointed out) is often not the best approach.
