If a deal meets your criteria and the worst case scenarios (i.e. market reducing by 20%) don't cause you too much financial harm, don't get stuck in the mode of trying to find the perfect deal (especially long distance) or comparing to what things used to be.I've reviewed some recent deals from @Charles Roberts and his clients, and they are good deals.Market data:- More people are moving into Denver than moving out (~50,000/yr)- Construction isn't keeping up with demand.- The housing inventory is ridiculously low - If you look at historical context, the prices are right around the average for affordability (based off of Debt to Income ratio)- While interest rates will most likely start going up more, they are still very low.So.... no current trends putting major downward prices on real estate.If you send me a message, I can send you over the documents with the data if you want to get into the details.

If you eventually succeed in obtaining title, you will have obtained title the hard way.Also most people who become aware of your efforts to obtain title via Adverse Possession will wrongly assume that you attempting to get valuable real estate to the harm of the legitimate owner.

Ugly diseases.There are those who say that it requires continuous exposure to be harmful, but the EPA disagrees and states that anything that's been contaminated with asbestos has to be removed and/or cleaned by qualified, licensed professionals.
