I keep seeing podcasts/videos about scaling quickly, buying 5 units in one year, but don't see what the path to that is, or how they got the loans.

I have put out several line by line bids of my company's work on many of our property offerings, YouTube videos and right here in the BiggerPockets forums.I have never shy'd away from sharing that information.

@Yogesh Kumar this is why you ALWAYS take plenty of video and pictures when you move into and out of a rental property. 

One pratfall on video and difficult-to-disprove claims of shooting pains, with the above email to document that the tenant warned you in advance about the "problem," and you're in trouble.Just look at the email.

I know there are a few videos on youtube worth watching about how to generate your own leads and with minimal amount of money you can use options such as direct mail, signs, a website where distressed owners can input their information and it will relay them to your email. but definitely worth looking into.

I have consumed so much of time trying to read and watch youtube videos on the residential side of things (to the point I think I am suffering from information overload and absolutely need to just DO it). 

Your post was apropos because it’s easier to analyze the heck out of a deal than to take the actual steps to engage in the buying process.

Is there a tutorial/explanatory video available somewhere and a standard letter I can send to explain how LOs work?
