In another thread @Samantha M. asked me;How did you ever get these accepted, and how did you know you could offer so low.Here is a house we bought for $1,200 and wholesaled for $17,000As you can see it is in horrible condition, however on the inside the renovations had been started and there were permit inspection stickers.

Today I went driving for dollars in a neighborhood that I haven't drive in before. 7 of the houses I found had letters in the window stating property has been determined to be vacant plus it has been winterized bla bla bla.how can I go about getting these properties and has anyone encountered this same type of situation .Any and all help with this matter will be greatly appreciated.

I am fairly confident in estimating the reno efforts within the individual units but when you start looking at the structural integrity of the building itself and some of the systems (HVAC, electrical, fire suppression, etc) which can be quite different than what you encounter in a smaller building, hire a professional.This is one of the reasons you have a longer diligence periods on commercial / multi buildings.
