If there's no deep experience with the setbacks/pain/disappointment in these insane ideas, there'd better be some REALLY deep experience in some other very disappointing, scary and somehow profitable ventures in the past.

I was disappointed.

You will have a slight discrepancy between numbers but I've been using Rentometer for nearly six years now and they have yet to disappoint.

I have done better than that rate, but it helps to avoid disappointment.  

If anything I’m disappointed with my own performance.

Be disappointed not discouraged, there is a difference!

Identifying, qualifying and executing transactions seamlessly while coordinating with seller, other brokers, title companies, lenders, managers, tenants, inspectors, contractors and appraisers is not dissimilar to conventional residential real estate transactions but the margins for error and the foresight to avoid or solve potential issues and overcome them is often the difference between a successful transaction/investment and a disappointment. 

I still like the system, but this was a disappointment.
