I could go on and on about what is found at your local governmental Tax Office and your local Clerk of Court or Sheriff Department if they do foreclosures and evictions in your community.

Hi,I'm looking at a property in Canon City, CO that appears to have a foundation issue, primarily heaving and settling.  

Leaking toilet with ceiling repair needed, another leaking toilet with sub floor repair needed, some new windows needed, new AC needed, a bunch of small electrical work, some roof issues due to ice dams that needs to be fixed, asphalt and garage foundation repair, gutters needed (none).

For a $200K house to need $75K worth of work, it would have had to been in a fire, have a serious foundation issue, an airplane fall on it, a broken pipe in the attic that leaked for several months without anyone noticing.. and even that would be a stretch.

But I have a foundation there and will ride this wave until is peter's out. we also built 46 aiken and sold it to shep of southern charm show.. it was featured on the first episode this year..If you have the means this a  great flip market !!

Heres a quick rundown of the property detailsAsking Price:$189000I offered $192000 because it already had an offer.Based on Cap Rate for my area of 8% it should be worth around $260000I asked for them to do some big and some little fixes such as replacing the furnace and creating postive drainage on the foundation to name the big ones and agreed on a price increase to $194000.It appraised for $209000!!
