Homes require upkeep, so as people grow older their homes get in worse and worse shape, and command a lower price.

But it certainly beats the alternative.Based on your experience, I am obviously not alone in coming to this conclusion for my rental business practices.If the apartment is only going to command a below market rent, there is no point in renting it out since it will operate at a loss.

Since we manage large homes that only command a premium well in advance, we have a rather strict cancellation/refund policy. 

Make sure you verify their chain of command first, though.

I've heard "they'll take your px/sqft for your primary rez, multiply by ADU sqft, and then cut it in half as an ADU discount" and I've heard others say they've seen an appraiser just added the square footage to the primary home and treat it as if it commanded the same px/sqft as if it were 1 big structure.
