The thing to be aware of (besides affordability) is the regulations and bans.

It all depends.I avoid HOA's if I can, but if it is in a vacation market where the HOA is based around STR stays, then it isn't a big issue when it comes to possible bans on STRs in that neighborhood.There are a lot of HOA's in and around Orlando that are STR centric.

Also be aware of the blanket bans on evictions during winter and for school employees or families with school age children.

She as well as other STR owners are the reason Big Bear didn't totally ban STR.

I don't remember the number of permits they are going to issue, but they are pretty close to their cap as well.City of South Lake Tahoe has primarily banned short term rentals, this was voted on by the residents of South Lake Tahoe and passed at the end of 2020. 

There is a movement across the US with many municipalities either banning or restricting the ability of property owners to lease their properties as short term rentals.

An example of the new Act effecting people like contractors is that they can now ban together and form a large group and shop for coverage across state lines and thereby reducing the exposure of loss and getting lower premiums, especially if they had pre-existing conditions.We could form a RE Investor Association and apply for group coverage as well!

I may be wrong, but I'm pretty sure the hotel industry has successfully lobbied for the ban of STRs in LV.
