@Rob Moran  mid west is a stable market were prices rise very slowly if at all.and with so many homes been turned into rentals values simply fall in line with what an investor will pay for a cash flow.. with the 1% rule being pretty universal.. so 800 rent 80k prop that type of thingwaiting for a correction would only help you if you have the ability to buy pre rehab rehab your self and then find management... the prices that HAVE moved are the wholesale prices in those markets but not a lot values are still low so if you have a 20% upward movement in wholesale prices like we have seen  the wholesaler house for 30k move up to 36k.. and if it moves down 20% same thing.Its all about RENT in those markets.. and 700 to 1000 has been the same for the last 20 years basically

Texas to me has always been more of a horizontal market with not a lot of movement either way.. although in the last few years prices I moved up some... but not like other hot markets were prices are more volatile ... during the GFC  Texas kind of held its own.I now folks would be selling Texas and I was investing in Atlanta at the time.. were prices were crushed in many areas up to 80%.. they bounced back same home I could have bought in Texas never really moved much..

If left unchecked the wall could eventually collapse inward with undesirable to catastrophic results.It may be possible to brace the existing wall to halt movement and/or support the building to allow that section of the foundation to be repaired/replaced.

until we know the back ends of those deals we are left wondering what they were thinking when all along a 5 to 7% return to them means millions.. so in reality a hedge fund could drive rents down if they wanted to as well.. just to make sure they have the best tenants and their properties are full and they are still doing quite well. raise rents and really cash in.I agree to fully round out a portfolio investors should be thinking about upside movement of the value... the quote " appreciation is icing on the cake" while a nice sentiment is really I think a poor philosophy to follow... one needs to either force appreciation buy in an area were appreciation takes you for a nice ride,, or were rents can move up dramatically in a fairly short period of time those are the only ways in rentals one is going to make any kind of real money.Although what some would think is a reasonable return on investment and risk others would not be happy with...
