They will need some fixing like 10000€ cause the building is old (68') and they didn't fix anything since like 10 years so it will take a lot of work.These apartments (the 1st apt bedroom and balcony and the 2nd apt balcony have a full sea view and Heraklion is a tourist attraction so I'm thinking about going 100% on short-term tourists renting.

Since this LLC (or LLC's if you create more than one) would be a 100% child subsidiary of your jointly held Canadian corporation, retained earnings in the U.S.A. entity can be repatriated (on your schedule) to the parent while attracting little to no additional taxation from the CRA.

FEMA is reassinging maps now so people who may not have previously been required to buy flood insurance will now be required to pay their lender who will purchase coverage, even if they never intended to buy it themselves.The trickle down effect is that the pool of potential buyers who can afford or want to pay of for flood insurance may reduce the number of people you can attract when it's time to sell the flip.
