You can do as little as 0% down and maybe even get money back at closing if you can implement seller credits into your offer during the inspection period or prior to going in contract. 

Just not seeing anything that makes us want to put in an offer.

If you’re on a tighter budget, corrugated steel is a good compromise, offering a solid roof at a more affordable price, but just be aware that it might require a bit more upkeep down the line.Best of luck with the roofing decision.

It was very competitive due to location but offer was accepted and we closed in April.

You may want to check the management contract with your new PMC, to see if they offer collections services.All you can do at this time is pursue your own collection efforts.

Just to follow up - We put in an offer close to asking.  

The Mentee needs to find out what they can offer.

They may even offer to increase the security deposit.
