[OR]Is is just dollars and cents, if stocks return better then stocks it is, if a loan to the Orphanage pays better, that's where the money goes (including the Christmas foreclosure when they can't pay).Then there is RISK, some areas, and some structures carry with them more risk than others, with the dangle of higher payouts (sometimes).Where is your RISK level at.Self managing rentals in a rough area can be a goldmine for some, but for others it's a nightmare.

As the summer winds down and you get closer to T-giving and Christmas it becomes harder, in most markets, to find tenants who want to move. 

I have also found that the second biggest time period generalized is Christmas for moving.

They are either doing blockbuster deals for the uber rich, or doing car and Christmas loans for Joe Sixpack.

I have only ever supplied Christmas gifts to my tenants.

We have only had to cancel one STR reservation and that was due to the major Christmas snowstorm last year.
