I'd recommend no credit card balances, no car payments, etc.

I not have a 15 yr mortgage which is my only debt outside of my car payment.  

I currently make just over six figures annually with my only expenses being a car and (soon to be paid off) student loans.

It's one I'll have to listen to again when I'm not in the car so I can take notes.  

When she signs  the new lease, I want to increase  the rent by 3%, and I also want to include  some language for automatic annual rent increase since it will be a multi-year lease.

The buildings has 6 legal units 3 2/1 and 3 1/1 plus 2 car garage and coin laundry. 

My question:  Is there a service that I can engage that will automatically deduct funds from his account and deposit to mine.
