I typically have under $20k in a Portland home and I typically get around $600 for a 2-3 bedroom home.I could soooo kick myself in the rear for not buying Germantown properties in 2009 :(

We usually like a payback of <=5-years.As an example, we will be taking a 1.5 car garage and adjacent former laundry room at the rear of one of our properties, adding a second story, with the result of an additional 2 - 3 bedroom unit (pending on the floor plan).

In this case, that band gets even more narrow, so I would want to be sure that I was making good money on the front end to absorb that difficulty on the rear end.I would probably do some checking on the zoning issue.

I think NIMBY rears its head big time.Not to mention your neighbors holy cow  I can just see the hugs and kiss's you will get when you implement this in your ADU and based on my working with these folks through the years its not a pretty picture no matter how much you do for themand right now in Portland frankly anyone who wants to work can get a job in 24 hours.
