If you want to leave items for visitors like a welcome basket, how do you coordinate that?

Sounds like a screaming deal!

Your site must continually be updated if you expect your visitors to keep coming back.

The great tenants stayed and the undesirable tenants (a stripper with night visitors, those with pit bulls, those who paid rent late, etc.) moved out on their own because it was uncomfortable for them to stay and abide by our property rules.In the springtime we raised the rents a modest amount and had no push back. 

Most residents don't like STRs and there are a lot more of them screaming loudly than there are investors. 

Someone else has reached out that may have a better potential is it ok to scream that person as well?

The lease stated no visitors for over 2 weeks and no subleases. 

To me, it screams THIN DEAL, and not enough meat on the bone for the GP side to care and hunker down when the going gets tough.

My typical lay out of a move like this is.land acquisition: $15-$25kMobile Home for lot: $10k or less- I own several to get us started but typically I stay under 10k for the home purchase and usually get a screaming deal on them as they have to be moved.Transportation of the home: $5-$15k - this varys widely based on distance traveled and company hired.Land Improvements: $10-$12k - I try to find land that is cheap and in a good location and this often equals out to there not being utilities on site yet but close by.
