I have had a few clients look at unloading some property during these times as it can be very advantageous freeing up capital for future BRRR projects, etc. 

For things like flooring, if you are going to use Home Depot, Lowe's, Lumber Liquidators (or whatever they are called now), spend a little time and see what the price per ft2 or yd plus installation is . . . you can always override the calculator tool with the current, local prices. 

I've done my last 4 houses (rentals) with LVP (5mm) that were under $2.25 sf from Lumber Liquidators. 

Sometimes better than wholesalers depending on what you need....But I've used Lumber Liquidators for flooring and they can be very good.

Majority of housing lumber comes from arboreal forests in the far northern hemispheres.  

- Is lumber costs throwing your numbers into a whirlwind? 

Sometimes sellers try to unload their properties for the "potential" of their properties.

BTW,  I have three SFR properties where I've taken over the garages, one stores lumber/saws, another plumbing/fixtures, another electrical supplies/tools. 

I unloaded all the garbage, left the trailer at the dump went to get a replacement.

So take that in for just a moment and than lets fast forward to a few months later to November when GM pulls a rabbit out of a Detroit hat and does a 180 and announces it will not shut down their historic Hamtramck plant but rather dust it off in preparation to unload a spanking 3 BILLION DOLLARS into it to begin building electric pickups, vans, battery modules, and possibly even reviving the Hummer brand there.
