Smoke and carbon monoxide alarms? 

HVAC, landscaping, fire alarm testing, check for leaks/water pressure, swapping air filters, seasonal maintenance (fall, spring, winter), small fixture upgrades, double check warranties, etc...They may uncover lease violations that allow for early termination. 

For better or worse, the way he said it in front of everyone actually set off red flags and alarms to me.

The building management system includes mechanical, electrical and plumbing systems; security systems; life safety equipment such as elevators, escalators and fire alarms; lighting controls; heating ventilation and air conditioning (HVAC); digital surveillance systems; power distribution equipment such as panel boards and motor controls; network protocol devices, sensors and actuators.
