One common theme that surfaces every week:  Renters are desperate for housing. 

One of the most in-demand amenities in these properties is pet friendly units and common areas.A couple of panelists were from New York and with the new rental regulations that recently went into effect, many of those investors and developers are looking elsewhere.One common theme that seemed to carry across several panels was that many developers were having to "re-educate" their investors as to what realistic rates of return are today versus just a couple of years ago. 

If you have a really nicely themed out house with amenities attached (arcade/theater, theme rooms, private pool) then probably not necessary, but it helps. 

I always did the same tub surrounds, white subway tile, I used various patterns but still, plain cheap white subway tile and with accent pieces of whatever color/style theme I did rest of home, often matchy-matchy to kitchens.

If you go with some stone, I'd get rid of the landscape timbers along the house and build a stone planter.I'd also carry the planter theme out on the front parking lot, not very high, maybe just a foot, kinda like a free form swimming pool shape, and landscape the inside.

So in that theme I have outlined a few 'options' to how we could structure our opportunity to work together and or partner.I've scoured the depths of Bigger Pockets and I think I have determined these 3 may be the the 3 different formats that we all (bigger pockets) identify as the most used structures.
