I guess I have taken for granted something that always goes smoothly.

I am in the process of systematizing EVERYTHING possible right now with only 6 units so once I scale, it'll be smooth sailing.What about your maintenance request system?

While on paper it’s performed better than expected (so far), in reality it’s been far from smooth sailing.

If we start flat lining (meaning modest 3-5%ish)* price growth, then we stand a better chance of having a smooth correction in a couple years. * yeah that's how we roll here; double digit appreciation is expected during good times. 3-5% is considered meh, flat ;)3- as mentioned above, buying marginal deals now has risks!
