@Chris Seveney that was one of my questions, was if I'd actually be liable if it was in a city-approved Airbnb, or a duplex down where the tenants signed off on the lease agreeing that it wouldn't be living space, just rec space.

As a general rule of thumb, you should treat them honestly, fairly, and equally.I don't buy my tenants cards or celebrate their anniversary or put flowers on the counter for their move-in day.

I would give him 24 hour notices for doing showings, halfway through the month he confirmed that he would be out by the last day of the month.I signed on his replacement, got the security deposit and was good to go.
