I disagree with some of Jason's sentiment above. 

Yes - echo the sentiment, would love to hear more details if you can share -- general location, (are you the property owner, contractor, restaurant owner, etc)?

I take my role as a landlord to heart and actually care about the wellbeing of my tenants (which is a sentiment that seems in short regard in many posts on BP).

Investor sentiment changes year to year based on market dynamics of different assets classes and even subsets of those classes to be in a buy, sell or both position.NNN food you have to be very careful on that.

This sentiment is actually coming from an emerging group of community-based nonprofits, architects, city planners, and community developers, who see the value of using real estate to development to better their communities by literally shaping and rebuilding them.

Also I'd recommend writing a cover letter to go with your offer saying that you are young investor looking to fix up the property to provide a family a nice place to live, yadayada...sometimes the sentimental stuff works and at the very least it could make your offer stand out amongst the dozens!
