Most reservations I get in the winter are weekends, but thats enough to keep me happy.

For starters, I'd recommend only mailing to people you've confirmed to be the property owner.

I'd confirm with your lender, so they don't back out at the last minute. 

I shouldn't have to explain why but I will. 5 houses with $100k down won't be $500k, once you factor closing costs & reserves.

I have a bank willing to lend on the deal but will need to provide equity and cash reserves of $1.2M.I've raised capital prior, but not this amount. 

If you are buying with financing, and not cash, you will need to have anywhere between 3-6 months reserves leftover in order to meet lending requirements. 

Even if manage to find a crazy deal with instant equity to cover your down payment (unlikely) still need reserves to safely repair and manage it. 

Please ensure to confirm what account types you qualify for before being set on one type of account.
