Being lied to is nothing new but here's the story:Last Friday, they we complaining that their stove wasn't working (eventually we found out their complaint was that one of the 4 coils/burners got "too" hot, even on low temp).

I'm sorry to hear you are having issues, hopefully you can fight it, but in my experience on the lending and investing side, the appraiser won't budge unless they made a trivial mistake (forgot to take into consideration major highway dividing lines, incorrect square footage on records, fat fingering an address, etc.)

You will obviously repair things that are non-functional (bad outlet, stove burner is out, or other things missed during your inspections) but any requests for improvements should be denied.Yes, I will occasionally make an upgrade for a tenant but ONLY after they've lived in the home for a year and proven themselves.

To take it to an extreme (for demonstration purposes) if I put an $18K Viking 10-burner range/stove in a $100K home I'm not going to get $18K+ value.
