So many of my calls have been easily corrected over the phone. 

The house that I live in is very easily devideble.

This year I am seeing estimates of 8% appreciation in the zip codes I own property in.I am expanding my radius to find a good multi family or small apartment deal, but have no idea how to evaluate the more rural areas. 

I have to find some active local groups to expand my network and learning through their experience. 

The other35% are owned by Mom/Pop who are already filled up, no debt, don't ever plan to expand and don't need BP.

You can easily include a series of obscure clauses such as "eviction can occur due to...lack of character.....multiple complaints by neighbors....questionable sourcing of income....lying on an application..." list goes on and on.The key point is, put something vague into your leases, and use it.

This trend suggests a growing rental market as more people are unable to afford buying homes under current economic conditions.while the housing market may face challenges, the rental market will likely expand as an alternative for those priced out of buying homes.

Does this mean that if I decide to sell the property later that there will be a problem if a buyer wants to use bank financing, will it be easily marketable just as a GWD ? 

Columbus in particular is seeing tremendous growth as a result of big-tech companies like Intel and Google expanding their presence here, which is contributing to market appreciation.
