Mainly due to high crime rates and lack of an enticing "walkable" factor.

When an a party enters into a contract by deception, as when an investor entices a seller to sign a cash sale agreement, and the investor has no intent or ability to perform on said cash contract (and does not disclose to seller that investor ONLY intends to assign the contract), that's a classic case of fraud.

Unfortunately, the "buy-out" offer of $5000 (my offer and the owner's combined) was not enough to entice either one of the tenants to move out. 

Multi-family is always enticing, but SFR are strong here as well if you buy right. 

I would agree with the others for #2, but if the window closes on the super low interest rate environment, it would make other options more enticing.  

I can see how that offer would look enticing to a new investor since they provide the funding.

It's a paid service, however the info they give in their "free" reports is enticing.

That's how they make their money, by enticing unsuspecting dreamers to a lifestyle of the rich and famous with no money down and no risk.
