@Chris Clothier I understand why you would want investors to work with your lenders for many reasons however as investors if we may already have good lenders we have worked with in the past and restricting us from using those lenders is disadvantageous for us as investors.

There are publicly traded REITS (which are stocks and you can easily research on many sites like MorningStar), there are private REITs (which are syndication/crowdfunding funds) and there are private REITs that report publicly (like BREIT and SREIT).Also...REITs also offer liquidity which can be an advantage or disadvantage depending on how you look at it in your situation.

You are at a serious disadvantage on the other side of the fence, in a market you are not familiar with, where you will have to give up control over your investments (the very thing that makes REI attractive), where you will have to pay everyone to do everything for you which cuts way into your profits, where it will be nearly impossible to find below market deals and manage value add renovations, and will be depend 100% on the kindness of strangers to make or break your investment on your behalf and keep only your best financial interests at heart ... these disadvantages far outweigh any perceived or actual benefit from investing in a far away market.
