In fact one unit in the 6-plex was down to the studs & the family desperate for the school district (after a year in the Buffalo system) took it 'as is' giving us 26 days to finish the rehab. 4 yrs later they are still with us.

So we will wait until the baby is born which will also allow me to finish some projects around here to get this place ready to list.  

You can make the apts small, finishes like tile, cabinets and counters are a fraction of the cost and that’s what separates luxury from affordable in my area.

I catch them doing things wrong all the time.Because of the way things are going, I want to let the contractor go after the foundation is finished so I can work with other contractors to do the remaining work.

Cody - depends on the work - but if it is building or roofing - I have a recommendation of a guy who just finished a rebuild of back stairs at a duplex I own in Appleton.   

However, after I am finished I will move back to the Kansas City area and work part time for the military.
