AVOID Craigslist....full of scammers and low quality tire kickers...Generalities....Low interest/contact- bad advertisement or you are way out of line on priceHigh contact but no followup after initial contact- you aren't prescreening- EVERYONE contacts you and then when you tell them your criteria, they bail- make sure your criteria is in your ad since its prescreens the people that are not qualified day 1Lots of contact, lots of showings, but no applicants- you are overpriced or in a bad areaThese are all general principles and not set in stoneDitch the single appointments.....as you have found, lots of no shows and a huge waste of time.

This shocked me, as normally if I list something for sale on the internet (like say an old piece of furniture for sale) it seems like the ratio of scammers and weirdos to legitimate buyers is about 10 to 1, that did not appear to be the case for the rental which was a nice surprise ...

Hypothetical question for all you stiffers out there: I am licensed and insured and if I did this work and left, then got an upset call from you, came back and this was the scenario.. how do I know you're not a scammer and moved your appliances into the locked garage in the back and want new ones off my insurance for your unit next door?

This is low enough so I don't get "emotional support" scammers that just don't want to pay extra and high enough to act as "insurance" to cover losses from repairs for an irresponsible owner.
