Tenants don't prioritize keeping your property in good "health".I would evaluate where you stand in regards to large cap-ex expenditures and then you hold 1-3 years if you think the roof, AC etc will hold up.

I prioritized all of the repairs that needed to happen, knocked out the critical ones within the first month or so (doing the work myself to save $$$), and have been maxing out my repair budget each month to get everything else where it should be. 

I get tempted to do crazy stuff like cedar line the closets :) To go granite or not to go granite...tell me how you decide and prioritize!

@John Steffen I’d prioritize a “carpet and paint” multiunit vs one that you’d have to invest a lot of time and money rehabbing.

Therefore flexibility should be prioritized. 

The area performed extremely well in 2021 and though the rent for the property was on the higher end of the market average, the home was in an ideal location and could sleep many guests positioning us for higher nightly rates and we planned to prioritize marketing to ensure we can keep a consistent occupancy rate.

I'm not a big client, but he fits me in when I need the work done.As a small-scale landlord, I don't have full-time staff, but count on these people to keep 20 units running smoothly, and consider $50 reasonable to help keep me on their list of customers to prioritize.  

They vary in cost (some are free and others have multiple different plans depending on the size of your portfolio) so it depends on what features you want to prioritize.
