They were also just hit wit a 10 billion dollar lawsuit from insurance giant AIG.

As a Realtor in that market, I've witnessed incredible gains by clients & you definitely have some options.

But from what i just witness this is not the place to get them answered.

Based on OP's facts this deal should not have gotten this far.Estoppels are not promises, they are attestations - that is why they are signed and witnessed.  

A lot of times this is impossible because you did not witness your tenant actually steal or destroy your property.

First, I never want to accuse something of anything, unless I'm certain I have my facts straight or have witnessed something first hand that I'm sure of. 

They don't have money for rent but have a 60" flat screen TV sitting in the living room.I did have one tenant that was responsible and walked to work and I did work wit her but she paid in 2 parts and the balance never went over to the next month.This person you need to file the eviction.

When you go to do the inspection, have a third party with you such as a contractor or handyman - that gives you a maintenance person for the maintenance inspection, and a witness as well. 

So he arrives in hell and it is almost lunch time there and here he sees the exact same scences that he had witnessed in heaven with one minor exception.
