ABC kept the first two and half months of rent from the rental guarantee for tenant placement fees and utilities (water, electric).

The one thing I like about starting in industrial is it's a lot bigger learning curve learning the underwriting to leasing deals and the pool of brokers are smaller and harder to break into.

We have worked with probably a dozen different contractors/roofers to resolve exterior water penetration issues and they have all been hit or miss.

If it's C Class is it common for properties to get broken into and have furnaces and water heaters stolen?

If the house sits downhill where water runs and sits towards the house, in my experience it will some day have foundation issues.
