Hi Michael,You are right, a $3,500 per year lease would not warrant a sale price in the low six figures. 

Still there are times when structural changes are warranted.

One thing to keep in mind, which I've learned very recently, is that most of the condos here are non-warrantable.

We think she may have started drinking again (she has had problems in the past and just learned of several current warrants out for her arrest related to multiple DUIs, one of which resulted in bodily injury of the people in the other vehicles ) It sounds like the consensus is to just sell the property to one of the cash offers that I've received recently and let them deal with the foreclosure process if that's what it takes, that must be the move. 

For instance, if a Tenant asks if they can re-stain a deck, well of-course, the deck has to get restained sometime in the future and so that may warrant a monetary incentive, the Tenant would be happy for being able to do it and get a small incentive and the owner would be happy since it needed to be done anyway and it was done for a much lesser cost - win/win.

Hey, I am an AD Warrant Officer (Army), and have rented out a room or two in this exact situation. 

Doesn't really seem like an eviction is warranted unless the tenant is in violation of their lease terms.

The tenant has to be notified in advance of the visit and might have a chance to hide minor bad behavior, but not hundreds of pot plants.The police are limited on what they can do without a search warrant.

-considering home warrant @ $400-needs new roof.

There's room for minor improvements to the apts that could warrant some rental increase there.
