Uniformly, almost all prime investment area MF property is listed at sub 4%CAPs.

If it was a window leak from a long time ago you may run into a denial but you won't know until you go through the motions.  

There have been instances where people have let their property go to sale, get purchased by an uniformed new investor who immediately starts rehab, and then recovered it, basically getting a "free renovation" at the expense of the investor.Unfortunately, this is not on the city.

Sure you can sit idle and just rev the engine but wouldn't it be more fulfilling in full motion, doing 90 on the highway?!

I would try to find a landlord willing to work with me and go through all the legal motions but take on the responsibility of it, pay the bills and take the profits.

I guess you can spend thousands in motions saying you should not.. but thats not what I see in these deals. 

I had to actually go through the motions and work with real numbers to accept this. 

I'm out of Canada so things are a little different here but there are still many similarities, I'm just getting my wheels in motion and I'm trying to pick up more helpful information to set me off on the right path!
