There are times when interests rates rise, but the cap rates do not adjust accordingly, e.g. cap rate is 5.5% and debt is 5.0%.They could be also be alluding to high yield bond spreads, which since they are traded daily, could help provide a proxy for RE investor expectations, and thus offer a glimpse into the immediate future of RE investor expectations moving, and cap rates changing accordingly.

@Reid MathewsGenerally speaking, if your rental activities rise to the level of a 'trade or business', any costs that are 'ordinary and necessary' for running a rental real estate business can be expensed.

You will be trading income for less work/less stress in managing your property.
