There's nothing like the rental business to teach you how to get that nasty feces stain out of the new berber carpet or how to lasso a rabid pit-bull before he takes your arm off!

Carpet the bedrooms.Is that a full sand with a stain and clear coats?

Some have painted doors, others don't since they're stained.

If you do anything with the drive, scrub it and treat or stain it (if concrete) or roll a sealant coat on it (if asphalt).

Then I tried Clorox urine remover for stains and odors - this was highly reviewed - none of these items seemed to work.

A quick way to tell is look for staining and if the water has a strange smell. 

It's a bit overwhelming though; my list of tasks includes:Setting up billing for water, trash, electric, gas;Cleaning up the gutters and the yard;A fresh coat of paint and re-staining the hard wood floors;Sanding and painting the deck and railings;buying a new washer/dryer andFiguring out how to approach the tenant about a rent increase.Anyways, I know it will be a positive learning experience and hopefully be the beginning of a successful real estate investment career! 

We also used bleach spray as well as Natures Miracle odor and stain remover for cats.  

When the tenant vacated, the pavers looked like they are now 20 years old, there are stains and it was power washed, but those stains/discoloration are still there.

It has always been painted since 1955, and it would be impossible to remove all the paint in order to stain it.
