Single Family with Septic and Well in Canada

Hi Everyone!

I'm looking for advice on homes that use septic systems and well water.  In the area that I'm looking to invest in there are many deals for homes that use these two systems.  Its pretty common just outside of town in Hawkesbury, ON, Canada and in many of the neighboring towns.

My concern is, personally I've never had to deal with these types of systems.

Should I be looking at these types of deals in a different way?  My limited research has led me to only horror stories of backyard cesspools and tens of thousands of dollars of remediation costs.  Should I use a two separate home inspectors, one who specializes in these systems?

I'm rather sure finding buyers or renters won't be a problem.  I don't think rehabbing the homes will be a problem either.  Its the matter of the main systems that scare me because I don't even really understand how they work.

Any advice or guidance would be greatly appreciated.
