Just make sure they check out in everything else (don't relax your criteria because they are offering a lot up front, if they have evictions, you should still deny them) and a reasonable explanation as to where they got the money.

Something that makes them both go " I don't like that road, but I can see myself working in the garage/cooking in that kitchen/relaxing in front if that fireplace with a glass of wine". in that case a couple K worth of "extra Pizazz" may be worth it to push them over.Good Luck!

Typically not.Now of course, if you had a walk in inspection, you could go a different route, by just fixing everything needed, deducting the security deposit, providing the tenants with the statement of the charges, and move on, but try negotiation first before flexing your landlord muscles.
