Better play it safe and use a warranty deed instead.Also, later on when you sell your property, it will keep the chain of title cleaner for the next title insurance.Last but not least, a warranty deed does not cost more than a quit claim deed...

Has anyone have any experience acquiring multifamily property using a SBA loan like to get your thoughts?

I have tried to get quotes for these properties and I haven't found a company that is willing to insure me because I have open claims.

With the property being so old it came with a lot of weird ways of doing things which took a lot of creativity.

I would take out a private loan on the paid off property to get the other one squared away

If I sold, I think it would be by a hair that I can offload the property for the balance despite a tax value of $440,000, but it would get it off my books completely and free up my VA loan to purchase again.

As David indicated, look for properties before you close on the sale of your relinquished property. 

It wouldn’t work in a red hot market like we had a few years ago where everything was selling super fast, but in todays market there isn’t as much urgency to see properties and get offers in immediately.
