Some leases specifically exclude them.You must verify everything.  

I think we have decided against it for the time being, but haven't completely excluded it.

After reading over the Fannie guidelines (https://www.fanniemae.com/content/guide/selling/b2...) it appears I was doing that for nothing as the primary residence is excluded from their caps.

Each dwelling must have at least one room measuring at least 120 square feet; and all other habitable rooms (excluding kitchens) must be at least 70 square feet.

Can be true,  but there's are a lot of stipulating factor that will determine pricing, excluding your price of dirt and the wet and dry utilities cost to the structure.
